Meet the Team

Lorinda Armstrong

Based in Sydney for over 30 years, Lorinda has been passionate about interior styling, creating beautiful functional spaces for both commercial and domestic clients.

Born in NZ where her father was a property developer she was exposed very early to the ebb and flow of real estate and developed an enviable ability to recognise the potential of a property and know how to maximise it.

Her experience includes restaurant and cafe fit outs, project management of commercial and domestic restorations and renovations, interior decoration, interior and exterior colour scheming and, for the past 10 years, property styling.

Her years as an investor/renovator have ensured first-hand exposure to market trends and to the unequivocal advantage of professional property presentation achieving record-breaking sales results.

Her ability to create stylish personal spaces, maximising a property’s potential and finding innovative solutions are her trademark.

A love of fabrics, textures, clean lines and gentle colour schemes, with personal signature pieces and art, along with her vigilant attention to detail, determine her unique style.

After 10 years in freelance property styling and now together with the stylish, energetic and talented Fanny Buist, Mosaic is launched.

Fanny Buist

Born in France, Fanny grew up around fashion and textiles in her mother’s boutique fashion store. As a young adult, Fanny’s love for textiles moved into artwork and graphic prints in the creative work environment of a local design firm. As a respected young art director, Fanny was responsible for overseeing graphic design, artworks, and printing layouts.

Travelling extensively throughout Europe, Asia and the Americas, Fanny has a deep passion for exploring local furniture, antiques, textiles and prints. Finding one-of-a-kind, rare objects has been a driving force behind her travels.

Settling in Sydney, Fanny worked alongside two highly respected principals in Sydney’s top real estate firms for 4 years before founding Mosaic with the profoundly talented, Lorinda Armstrong.

The aspect of working in real estate that most inspired Fanny is the impact that style can have on sales. Better than most, she understands buyer demographics, property styles and the necessary steps to maximise price for the client.

Customers & Agents Say

Lorinda and Fanny, it is a great pleasure to work with you. Your ability to deliver a professional, quality result on time and to the brief is outstanding as always.

Thank you, for your hard work. Great attention to detail. That’s what makes my vendors happy.

Bernard Ryan – Principal, L J Hooker Mosman, Agent

Fanny understands the pressures that a vendor and agent are under to get a property ready for sale. She has done it dozens of times in the past and can work to our tight, immovable timeframes. If you want to maximise price with professional and prompt service, Fanny and her team are fantastic to deal with.

Peter Mosedale – Principal, Raine & Horne Dee Why, Agent

I certainly wanted to let you know how happy we were with what you did for us. The sale went excellently and we got exactly the price we wanted.

The flat looked beautiful and artfully demonstrated its best features. I have absolutely no doubt it directly helped us achieve such a successful sale.

Catriona Fraser – Carabella St, Kirribilli, Customer

Thank you for going that extra mile when styling our house in preparation for sale. You were very accommodating with our busy schedule, and you styled our first open house beautifully at very short notice. Your suggestions were realistic, cost effective and you clearly know what prospective buyers want.

Sue Bishop – Alan St, Cammeray, Customer

I write to express my appreciation to you both for the work you put in styling my house preparatory it being presented for auction.

Like most people, I had gathered over the years several furnishings which reflected my personal tastes and character.

Whilst the layout was pleasing to me personally, it was not necessarily in accord with a style that would attract a broad range of custom and most importantly serious bidders.

One also doesn’t realise the impact that over furnishing has on the perception of various spaces and individual rooms.

The decluttering of rooms and open spaces make my property appear bigger than I was accustomed.

This coupled with tasteful modern furnishing further added to the perception that my property was a most attractive residence in which to make home.

In conclusion, I am pleased to say that your professional styling was a significant factor leading to me obtaining a premium price at auction.

Margaret Grant, Customer

Lorinda provided an amazing selection of high-quality furniture, artwork, linen and accessories, which provided a coordinated flow throughout the house. She also provided valuable advice and direction regarding paint colour, treatment of floorboards and garden enhancing. We sold our house pre-auction and well above our reserve. I would highly recommend Lorinda.

Vanessa R – Thompson Street, Drummoyne, Customer

After such a fabulous result using the services of Lorinda Armstrong and her team to sell my mum’s Manly Vale unit, we decided to use them again when we decided to sell our family home at Cromer shortly afterwards. Once again Lorinda did a fabulous job and managed to transform our house through careful supply & placement of furniture & artworks, and managed to make our house a lot bigger than it actually was. We achieved a great result at auction and are sure that Lorinda’s styling played a huge role in the successful sale. I can’t recommend them highly enough!
